Dustin Cagle is about as Idaho as it gets. Born here, raised here, and not going anywhere. He's not a transplant who read up on the neighborhoods last week, he grew up in them. He knows which streets flood in spring, how each builder really negotiates, and which taco truck is worth the drive. Some agents study a market. Dustin just calls it home.

Dustin got his real estate license in March 2012, back when the market was still picking itself up off the floor. His early years were all short sales and foreclosures, which is a brutal way to start and an incredible way to learn. When you cut your teeth helping families through the hardest financial moment of their lives, you figure out real fast that this job is about people first and paperwork second. He's never forgotten that.

By 2014 he'd moved into ownership and teamed up with his business partner (and brother-in-law) Garrett Pancheri to build, and Co-Own Living in Idaho. What started as two guys who were sure they could do this better has grown into one of the top real estate teams in the Treasure Valley, proudly brokered by LPT Realty. The team helps people buy, sell, downsize, upsize, relocate, and navigate new construction all across Nampa, Caldwell, Meridian, Kuna, Star, Middleton, Boise, Eagle, and everywhere in between.

Here's what Dustin actually cares about: getting you into the right home at the right payment without getting taken along the way. He's a little obsessed with the gap between the lowest price and the lowest monthly payment, because one just sounds good and the other is the number you actually live with. He reads the fine print, he knows how the builders negotiate, and he'll give you the truth even when it costs him the deal. Trust, honesty, and integrity get printed on a lot of real estate cards. Dustin tries to be the guy who actually means it.

He's got a psychology degree from the University of Georgia, which sounds fancy right up until you learn the most useful thing it taught him was how to listen. Turns out that matters more in this business than any sales script ever will.

When he's not showing homes, you'll find Dustin with his family, and there are a lot of them. He and Addy got married in 2000 and somehow ended up with six kids, so his weekends are a rotating schedule of sports, drama, music, and him pretending he understands what's happening on stage. He loves college football, woodworking, cooking (his wife has a whole list of foods he's learned to cook around), and dragging his kids to the gym with him. He's also been volunteering with local youth since 2003, because the community that built him deserves some building back.

The part he's proudest of? His oldest daughter recently jumped into real estate too. Watching her bring the same care he's given for over a decade now is a whole different kind of win.
